Common Problems with Asphalt Pavements
Research has demonstrated that properly applied sealcoat can save the owner thousands in repairs over the life of asphalt pavement.
Single line cracks are the beginning signs of asphalt distress. They should be evaluated and crack filled on a yearly basis before they develop into patches.
The primary methods of protecting valuable investments in asphalt surfaces are the sealcoating and crack sealing techniques.
The primary line of defense against common water intrusion is crack sealing.
Cracks in asphalt pavements commonly begin at the bottom of the asphalt and work their way to the surface. Once a crack reaches the surface of asphalt,
the volume of water reaching the base increases dramatically, deteriorating the foundation.
If left alone the crack will continually spread and the pavement will eventually fail. Properly sealing those cracks will greatly reduce that flow of water.
Asphalt pavements are subject to deterioration due to water and sunlight. Water intrusion is the leading cause of pavement failures. Water softens the base and subbase under the asphalt. This situation leads to cracks, then to "alligated" areas and those areas eventually become potholes. Ultraviolet rays from the sun are the second leading cause of pavement failures. Sunlight oxidizes the pavement causing the asphalt to become brittle and begin to unravel. Unprotected, those pavements will eventually fall apart.
Potholes are areas that have broken up due to water, freeze-thaw cycles, etc. In most cases these areas need to be filled temporarily in cold weather and then dug up and properly patched.
Lack of periodic asphalt sealing causes many problems. Oils damage asphalt and only a good quality asphalt sealant can help prevent that.
